The license record
Every row starts from the Washington Department of Licensing (Real Estate). No individual-level download; lists only by public records request. The license record tells us who is licensed, the license type and status, and which brokerage the agent works under. Only active licenses go into the file.
Contact enrichment
Contact details in the state's records: Not published.
Where a detail is missing, we add the business email and phone agents publish for clients on brokerage and agent websites that allow collection, then emails inferred from a brokerage's known address pattern, then matches from licensed data suppliers. Every row says which of these it came from.
Email verification
Every email in the Washington file passes through 2 independent verification services, and we keep only addresses both accept. Each email is re-checked within 30 days of the edition it appears in, and the check date is in the Last verified column. If more than the guaranteed share of emails hard-bounce on your first send, we replace them.
Legal limits in Washington
Washington law bars giving lists of individuals for commercial purposes, so Washington is built only from other permitted sources. Before Washington is released, its sources are reviewed against state law.
Whatever the state, buyers must follow CAN-SPAM for email, the TCPA and Do Not Call rules for calls and texts, and our acceptable use policy.
Removal requests
Any Washington agent can ask to be left out with our removal form. We confirm by email, add them to a suppression list, and every future edition of the Washington file is checked against it before release.
