Georgia has a large, fast-growing real estate market centered on metro Atlanta, plus active coastal and regional markets around Savannah, Augusta and Columbus. This file lists every active Georgia salesperson, associate broker and broker in one spreadsheet, with name, license number, affiliated company, office address, county, email and the phone numbers agents publish for clients. Every row starts from the Georgia Real Estate Commission's own licensee file, which also records when each agent was first licensed. Filter by county to focus on Fulton, Gwinnett or Cobb, or by license date to reach new agents.
Metro Atlanta holds most of Georgia's agents, spread across Fulton, Gwinnett, Cobb, DeKalb, Forsyth, Cherokee and Henry counties. Its market mixes in-town luxury and renovation business with fast-growing suburbs full of new construction and relocation buyers.
Outside Atlanta, Savannah and the coast see second-home, military and port-related demand; Augusta and Columbus have strong military markets; and Athens and Macon each have their own agent communities.
Georgia's agent population includes many newer licensees and a strong presence of national cloud brokerages alongside traditional franchises, which makes the affiliated company and license date columns especially useful for recruiters and coaches.
The practical way to work Georgia is to treat metro Atlanta as its own campaign and the rest of the state as a handful of regional ones. Atlanta suburban agents handle a lot of new construction and relocation business and respond to builder, lender and inspection offers that speed up those deals. Regional agents in Savannah, Augusta and Columbus often value long-term local referral relationships over volume offers.

Illustrative people and details. Every row in a real file is a licensed agent from the state record, with the same columns.
Every agent is assigned to a county from their office or affiliation address. Fulton, Gwinnett, Cobb, DeKalb and Forsyth hold a large share of the state's agents, with Chatham (Savannah), Richmond (Augusta) and Muscogee (Columbus) anchoring the regional markets.
Metro filters cover the Atlanta, Savannah and Augusta metro areas in one click. The county and metro tables on this page show the breakdown before you buy.
If you serve only part of Georgia, filter the file rather than buying a smaller regional list. Counties such as Cherokee, Henry, Hall, Paulding and Clayton have large agent communities on the edges of metro Atlanta that vendors focused on Fulton and DeKalb often miss.
All 159 counties are in the state file, with county and metro columns you can sort and filter on.

Every Georgia row follows the same layout as every other state, so files combine cleanly if you buy more than one. The Georgia file covers salespersons, associate brokers and brokers, one row per licensed person.
The Georgia Real Estate Commission publishes a monthly licensee file that includes each licensee's status, original license date and affiliated company. That record is the backbone of every row. GREC's licensee file includes email addresses, which makes Georgia one of the strongest states for published contact data. Each email is still checked by independent verification services, and phone numbers are added from permitted brokerage and agent sites and a licensed data vendor. A blank cell always means the detail is not published. We never fill a gap with a guess.

Fill rates are for this edition of the Georgia file. A blank cell means the agent has not published that detail; we never guess.
Before you buy, download a free 100-row Georgia sample in exactly the same format as the full file. Emails, phones and surnames are partly masked, but every column is there, so you can check the fields, test an import into your CRM and judge the data for yourself. The sample is sent to your inbox, and it is the best way to see the fill rates and formatting before you commit.
The free 100-row Georgia sample opens with the file. Join the waitlist and we will send it to you the day it launches.
We pay 2 independent, third-party email verification services to check every address before it goes into a file. Not a one-off scrub when the list was built: every edition, every row. Addresses that fail are removed, so you never pay for them. And if more than 2% of your emails still hard-bounce, we replace them.

Every address is checked for a valid format and a domain that actually receives mail. Malformed addresses and dead domains are removed before anything else happens.

Each address is checked with the receiving mail server to confirm the mailbox exists, without sending an email. Mailboxes that no longer exist are taken out.

Spam traps, disposable inboxes and role accounts like info@ are filtered out, so the addresses you send to belong to real, individual agents.

Verification is not a one-off scrub when the list was first built. Every email is re-verified within 30 days of the edition you download.
The Georgia file is built for companies that sell to real estate agents.
In Georgia, lenders and builders target new-construction suburbs around Atlanta, title and closing attorneys work the counties they close in, and recruiters and coaches use the affiliated company and original license date to reach newer agents.
A typical example: an Atlanta closing attorney filters the file to Fulton, Cobb and Gwinnett, keeps salespersons at mid-sized independent firms, and sends a short series about closing scheduling and communication. A recruiter filters by affiliated company to reach agents at one competing brokerage, and a coach targets agents licensed within the last two years. Whatever you sell, short campaigns to a tightly filtered slice of the file almost always beat one large send to everyone.

How coaches & trainers use it →Buying a list is legal; how you use it is what the law regulates. For email, follow CAN-SPAM: use an honest sender name and subject line, include your physical postal address, give a working way to opt out and honor opt-outs within 10 business days. Business-to-business email to licensed professionals is allowed without prior consent under federal law, but your messages must still be relevant and honest.
For phones, the federal TCPA requires prior express written consent for autodialed or prerecorded marketing calls and texts to cell phones, so never put this file straight into an autodialer or a texting platform. Manual calls are safer, but scrub cell numbers against the National Do Not Call Registry first.
Georgia follows the federal Do Not Call rules and has its own state telemarketing rules, so scrub cell numbers, honor opt-outs and keep calling hours within both federal and Georgia limits. Because many Georgia emails come straight from the licensee record, treat them as business contacts: be clear about who you are and why you are writing.
Good list hygiene helps too: send from a domain you have warmed up, start with a small batch, remove hard bounces and unsubscribes straight away, and never re-add anyone who has asked to be left alone.

The Georgia file is a one-time purchase, priced by the number of licensed agents in the state, with no subscription required. If you also sell into Florida, Alabama, Tennessee, North Carolina and South Carolina, add those states on the pricing page: several states cost the sum of their files, and never more than the USA bundle, which covers all 50 states and DC.
Want the file to stay current? Add monthly updates at checkout for 10% of the purchase price per month and cancel anytime. Updates add new licensees, change details for agents who move brokerages or switch email addresses, and remove agents who leave the business, so your outreach keeps reaching real people.

GREC's licensee file includes email addresses, which makes Georgia one of the strongest states for published contact data. Yes, if you follow CAN-SPAM: honest sender and subject, your postal address and a working opt-out. Business email to licensed agents does not need prior consent, but automated calls and texts to cell phones do under the TCPA. Our compliance page explains the rules in plain English.
