New Jersey packs a very large licensed agent population into a small, densely populated state, with markets shaped by New York City to the north and Philadelphia to the south. This file lists every active New Jersey salesperson, broker-salesperson and broker in one spreadsheet, with name, license number, brokerage, office address, county, email and the phone numbers agents publish for clients. Every row starts from the state licensing record, so the file reflects who is licensed today rather than old directory profiles. Filter by county to work Bergen and Hudson separately from Monmouth or Camden.

The New Jersey real estate agent market

North Jersey's markets in Bergen, Hudson, Essex, Passaic and Morris counties are tied closely to New York City, with commuter towns, high property taxes and many agents who also hold New York licenses. Central Jersey around Middlesex, Somerset and Mercer mixes suburban and corporate relocation business.

The Jersey Shore in Monmouth, Ocean, Atlantic and Cape May counties has a large second-home and vacation rental market, and South Jersey in Camden, Burlington and Gloucester counties behaves more like the Philadelphia suburbs.

Brokerages range from large franchises and regional firms to many small independent offices, and attorneys play a larger role in closings in some parts of the state, which matters for title and settlement service providers.

The practical way to work New Jersey is to split the state into North, Central, the Shore and South Jersey. North Jersey agents work with New York commuters and high-tax suburbs, Shore agents handle seasonal and rental properties, and South Jersey agents look toward Philadelphia. Attorney review and inspections shape many deals here, so messages that speak to timelines and communication tend to get replies.

Illustrative people and details. Every row in a real file is a licensed agent from the state record, with the same columns.

New Jersey realtors by county and metro

Every agent is assigned to a county from their office address. Bergen, Monmouth, Middlesex, Essex, Morris and Ocean counties hold large shares of the state's agents, with Camden, Burlington and Atlantic anchoring the south.

Metro filters cover the New York and Philadelphia metro portions of New Jersey and the shore markets in one click. The county and metro tables on this page show the breakdown before you buy.

If you serve only one region, filter the file rather than buying a smaller regional list. Counties such as Somerset, Union, Hunterdon and Sussex have active agent communities of their own, and Cape May and Atlantic counties have many agents who specialize in vacation homes.

All 21 counties are in the state file, with county and metro columns you can sort and filter on.

What's in the New Jersey realtor email list

Every New Jersey row follows the same layout as every other state, so files combine cleanly if you buy more than one. The New Jersey file covers salespersons, broker-salespersons and brokers, one row per licensed person.

  • Identity: full name, first and last name, license type and team name where the agent publishes one.
  • Contact: email with its type (personal or brokerage) and its source, cell phone and office phone where published, website and LinkedIn profile.
  • Office: brokerage, office address, city, ZIP, county with its FIPS code, and metro area.
  • License: license number, status, first licensed date and expiry where the Real Estate Commission publishes them.
  • Profile: designations, specialties and languages where the agent lists them.
  • Provenance: the source each row came from and the date it was last verified.

The New Jersey Real Estate Commission maintains the public licensee record for every salesperson, broker-salesperson and broker, including the employing broker. That record is the backbone of every row. New Jersey does not publish licensee email addresses or phone numbers in bulk, so contact details are added from brokerage agent pages and agents' own websites where those sites allow it, from verified brokerage email patterns, and from a licensed data vendor for the remaining gaps. A blank cell always means the detail is not published. We never fill a gap with a guess.

Emails, phones and surnames are partly masked, but every column is there, so you can check the fields, test an import into your CRM and judge the data for yourself. Independently verified, at our expense

We pay 2 independent, third-party email verification services to check every address before it goes into a file. Not a one-off scrub when the list was built: every edition, every row. Addresses that fail are removed, so you never pay for them. And if more than 2% of your emails still hard-bounce, we replace them.

Who buys the New Jersey realtor email list

The New Jersey file is built for companies that sell to real estate agents.

  • Mortgage lenders and loan officers use it to build referral relationships with agents in the counties they lend in, sorted by brokerage and license type.
  • Title, escrow and settlement companies reach the agents who choose where their buyers close.
  • Home services such as inspectors, stagers, photographers, movers, contractors and insurance agencies market to the agents who recommend them to clients.
  • Brokerage recruiters find agents at competing firms and agents who are new to the business.
  • Proptech and software companies run outbound campaigns to every agent in the state or a single metro.
  • Coaches and trainers reach agents early in their careers and the brokers who manage teams.

In New Jersey, lenders and title agencies split campaigns between the New York and Philadelphia suburbs, shore-area insurance and rental service providers target Monmouth, Ocean and Cape May agents, and recruiters use the brokerage column to reach agents at competing regional firms.

A typical example: a Monmouth County title agency filters the file to Monmouth and Ocean, keeps salespersons and broker-salespersons, and sends a short series about closing speed and communication. A Bergen County lender targets commuter towns, and a recruiter filters by brokerage to reach agents at one competing regional firm. Whatever you sell, short campaigns to a tightly filtered slice of the file almost always beat one large send to everyone.

Emailing and calling New Jersey agents legally

Buying a list is legal; how you use it is what the law regulates. For email, follow CAN-SPAM: use an honest sender name and subject line, include your physical postal address, give a working way to opt out and honor opt-outs within 10 business days. Business-to-business email to licensed professionals is allowed without prior consent under federal law, but your messages must still be relevant and honest.

For phones, the federal TCPA requires prior express written consent for autodialed or prerecorded marketing calls and texts to cell phones, so never put this file straight into an autodialer or a texting platform. Manual calls are safer, but scrub cell numbers against the National Do Not Call Registry first.

New Jersey follows the federal TCPA and Do Not Call rules and has its own state do-not-call rules for telemarketers, so scrub cell numbers and keep calling practices within both. Many New Jersey agents are also licensed in New York or Pennsylvania, so keep one suppression list across states to avoid contacting the same person twice.

Good list hygiene helps too: send from a domain you have warmed up, start with a small batch, remove hard bounces and unsubscribes straight away, and never re-add anyone who has asked to be left alone.

This is general information, not legal advice. Our compliance page covers the rules in more detail, and we suggest a quick review with your own counsel before a large campaign.

  • CAN-SPAM: real sender, honest subject line, a working opt-out and your postal address
  • TCPA: no autodialed calls or texts to cell numbers without consent
  • Scrub cell numbers against the National Do Not Call Registry before you call
  • Check New Jersey rules on commercial solicitation

This is general information, not legal advice. See the compliance page.

The New Jersey file is a one-time purchase, priced by the number of licensed agents in the state, with no subscription required. If you also sell into New York, Pennsylvania and Delaware, add those states on the pricing page: several states cost the sum of their files, and never more than the USA bundle, which covers all 50 states and DC.

Want the file to stay current? Add monthly updates at checkout for 10% of the purchase price per month and cancel anytime. Updates add new licensees, change details for agents who move brokerages or switch email addresses, and remove agents who leave the business, so your outreach keeps reaching real people.

New Jersey realtor email list FAQ

How many real estate agents are in the New Jersey file?

The exact number of active New Jersey licensees in the file is shown at the top of this page and updated with every monthly edition. There is one row per licensed person, with duplicates removed using the license number, and inactive or expired licenses are left out so you only pay for agents who can do business today.

Is the New Jersey realtor email list free to try?

You can download a free 100-row New Jersey sample before you buy. It has every column of the full file, with emails, phones and surnames partly masked, so you can test it in your CRM first.

Does the file include brokers as well as salespersons?

Yes. New Jersey licenses salespersons, broker-salespersons and brokers, and all three are included with the license type in its own column. Salespersons and broker-salespersons show the brokerage they are licensed under.

Can I get monthly updates for the New Jersey file?

Yes. Add monthly updates at checkout for 10% of the purchase price per month. Each month's edition adds new licensees, updates changed details, removes agents who left the business and re-verifies every email. Cancel anytime.

Where does the New Jersey agent data come from?

Every row starts from the New Jersey Real Estate Commission, part of the Department of Banking and Insurance's licensing record. New Jersey does not publish licensee email addresses or phone numbers in bulk, so contact details are added from brokerage agent pages and agents' own websites where those sites allow it, from verified brokerage email patterns, and from a licensed data vendor for the remaining gaps. We never copy data from listing portals such as Zillow or Realtor.com.

How many New Jersey agents have a cell phone number?

The share of New Jersey agents with a cell phone is shown in the fill rates on this page. Cell numbers come only from where agents publish them for clients or from a licensed vendor. Every number is labeled as mobile or landline, and you should scrub cell numbers against the National Do Not Call Registry before calling.

How often is the New Jersey realtor list updated?

We publish a new edition every month. A one-time purchase is the edition current when you buy; monthly updates keep your file current after that, with new licensees added and departed agents removed each month. Every email in each edition is checked again by independent verification services before it ships.

Can I email New Jersey realtors legally?

Yes, if you follow CAN-SPAM: honest sender and subject, your postal address and a working opt-out. Business email to licensed agents does not need prior consent, but automated calls and texts to cell phones do under the TCPA. Our compliance page explains the rules in plain English.

Will the file import into my CRM?

Yes. Every file comes as CSV and XLSX with one row per agent and clear column headers, so it imports into HubSpot, Salesforce, Follow Up Boss, Mailchimp and most other CRMs and email tools.

What happens if emails bounce?

Every email is checked before delivery, but no list is perfect. If more than 2% of the emails in your New Jersey file hard-bounce on your first send, send us the bounce report within 30 days and we replace them with fresh records.
