Licensed agents only, checked by people who are not us

1

Licensing records first

Every row starts from a state license record, so every agent in the file holds a license.

2

One row per licensee

De-duplicated on state and license number. No team inboxes posing as people.

3

Blank means unpublished

If an agent has not published a detail, the cell is empty. We never fill a guess.

4

Verified by third parties

Every email passes independent verification services we pay for, before it reaches your file.

Sources, state by state

Independently verified, at our expense

We pay 2 independent, third-party email verification services to check every address before it goes into a file. Not a one-off scrub when the list was built: every edition, every row. Addresses that fail are removed, so you never pay for them. And if more than 2% of your emails still hard-bounce, we replace them.

Step 1

Syntax and domain

Every address is checked for a valid format and a domain that actually receives mail. Malformed addresses and dead domains are removed before anything else happens.

Step 2

Mailbox check

Each address is checked with the receiving mail server to confirm the mailbox exists, without sending an email. Mailboxes that no longer exist are taken out.

Step 3

Risk screening

Spam traps, disposable inboxes and role accounts like info@ are filtered out, so the addresses you send to belong to real, individual agents.

Step 4

Re-checked every edition

Verification is not a one-off scrub when the list was first built. Every email is re-verified within 30 days of the edition you download.

Questions buyers ask

Where does the agent data come from?

Every file starts from the state's real estate licensing records. Business emails and phones are added from brokerage and agent websites that allow it, from addresses inferred from a brokerage's email pattern and then verified, and from licensed data suppliers. Each row records its source and when it was last checked.

How is this different from a subscription database?

You buy a file once and it is yours: no seats, no export credits and no monthly bill unless you choose updates. A whole state costs less than a month of most subscriptions, and every agent in the USA is $899.

Can I try it before buying?

Yes. Every state has a free 100-row sample in the same format as the full file, sent to your inbox. Samples open as each state launches.

What do monthly updates include?

Each month's new edition: new licensees added, changed emails, phones and brokerages updated, agents who left the business removed, and every email re-verified. New editions appear on your dashboard.

How often are the files updated?

Every state is rebuilt monthly. A purchase is the edition current on your order date; add monthly updates for 10% of the price a month to get each new one.

Is it legal to email real estate agents?

Yes, for business-to-business outreach that follows the CAN-SPAM Act: honest sender details and subject lines, your postal address and a working unsubscribe link honored within 10 business days. Calls and texts have extra rules under the TCPA. Our compliance page covers both.

What if emails bounce?

Every email passes 2 independent verification services before release. If more than 2% hard-bounce on your first send, send us the bounce report within 30 days and we credit replacement records.

Do you sell homeowner data?

No. We sell business contact details for licensed real estate agents, nothing about consumers or homeowners.
