The license record
Every row starts from the Pennsylvania State Real Estate Commission. A licensee list with name, license number, city, county and dates. The license record tells us who is licensed, the license type and status, and which brokerage the agent works under. Only active licenses go into the file.
Contact enrichment
Contact details in the state's records: The state excludes phone and email from its lists.
Where a detail is missing, we add the business email and phone agents publish for clients on brokerage and agent websites that allow collection, then emails inferred from a brokerage's known address pattern, then matches from licensed data suppliers. Every row says which of these it came from.
Email verification
Every email in the Pennsylvania file passes through 2 independent verification services, and we keep only addresses both accept. Each email is re-checked within 30 days of the edition it appears in, and the check date is in the Last verified column. If more than the guaranteed share of emails hard-bounce on your first send, we replace them.
Legal limits in Pennsylvania
Our survey of the Pennsylvania regulator found no state rule that limits commercial use of licensee records beyond the federal rules every buyer follows. Before Pennsylvania is released, its sources are reviewed against state law, and this page will say if anything changes.
Whatever the state, buyers must follow CAN-SPAM for email, the TCPA and Do Not Call rules for calls and texts, and our acceptable use policy.
Removal requests
Any Pennsylvania agent can ask to be left out with our removal form. We confirm by email, add them to a suppression list, and every future edition of the Pennsylvania file is checked against it before release.
